House of Multiple Occupancy Regulations

Landlords are required to adhere to the House of Multiple Occupancy regulations set out by the government if the property is rented out by at least 3 people who are not from 1 ‘household’ (eg a family) but share facilities like the bathroom and kitchen. It’s sometimes called a ‘house share’.
Also, you must have a licence if you’re renting out a large HMO.

Your property is defined as a large HMO if all of the following apply:

  • Rented to 5 or more people who form more than 1 household

  • At least 3 storeys high

  • Tenants share toilet, bathroom or kitchen facilities

Your responsibilities as a landlord:

  • HMO properties require that an Electrical Installation and Condition Report is carried out every five years.

  • To ensure that the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout.

  • That any appliance provided to the tenant is safe and has at least holds the CE marking.

  • To adhere to mandatory requests laid out by universities/ letting/contracting agents.
